Current Use Valuation for Class III forest property

Alabama Department of Revenue, Property Tax Division, and county assessing officials · AL

Timberland is assessed on state-set current use values ($364 to $837 per acre for tax year October 1, 2025) instead of market value

Under Sections 40-7-25.1 through 40-7-25.3 of the Code of Alabama, owners of Class III property (agricultural, forest, and owner-occupied single-family residential property) can apply to have it valued at its current use rather than fair market value. Forest property qualifies when it is used for the growing and sale of timber and forest products. The Department of Revenue publishes the per-acre values each year; the CU-2026 directive sets timberland at $837 (good productivity), $638 (average), $454 (poor) and $364 (non-productive) per acre for the tax year beginning October 1, 2025. If the land is converted to another use, the county revalues it at market value and can charge rollback taxes for the preceding three tax years.

Forest Stewardship Program and landowner assistance

Alabama Forestry Commission · AL

Free on-the-ground planning help and a written Stewardship Forest Management Plan from Alabama Forestry Commission foresters for owners of 10 or more forested acres

The Alabama Forestry Commission's Forest Stewardship Program gives non-industrial private forest landowners free on-the-ground planning assistance and, on request, a written Stewardship Forest Management Plan designed to meet the landowner's objectives. Landowners who meet all requirements can earn a Stewardship Forest designation after a field inspection, and can progress toward TREASURE Forest certification. The program is not a cost-share program; cost-share for carrying out a plan may be available through other programs.

Colorado State Forest Service with county assessors · CO

Forestland of 40 or more contiguous acres managed for wood products is valued for property tax like agricultural land

Public Act 490 Forest Land classification

Connecticut Department of Energy and Environmental Protection, Forestry Division, with municipal tax assessors · CT

Woodland of 25 or more acres classified as Forest Land is assessed at its use value ($200 per acre as of May 2026) instead of market value

Connecticut's Public Act 490 lets owners of qualifying forest, farm, open space and maritime heritage land have it assessed at current use value rather than fair market value for local property tax. For Forest Land (CGS Sec. 12-107b), the land must meet forest stocking, distribution and condition standards set by the State Forester, as determined in a Qualified Forester's Report prepared by a private certified forester the owner hires. DEEP lists the recommended PA 490 Forest Land value at $200 per acre as of May 29, 2026. Classified land is subject to a conveyance tax if sold or changed to another use within the period set in CGS 12-504a through 12-504h.

Service Forestry Program

Connecticut Department of Energy and Environmental Protection, Forestry Division · CT

Up to one full day per calendar year of free advice, maps and a site visit from a DEEP Service Forester, usually for woodlands of 10 acres or more

DEEP's three Service Foresters give private and municipal forest landowners, conservation groups and other organizations unbiased management recommendations at no charge. On request they will discuss your goals, provide digital property maps (boundaries, topography, soils), visit the site, prepare a woodland evaluation summarizing tree and plant species, invasives and habitat quality, and recommend action steps. Topics include stewardship planning, wildlife habitat, invasive species, forest health, climate-smart forestry and carbon markets, conservation options and funding programs. Service Foresters do not write Forest Stewardship Plans; after a visit they provide important components of a plan and refer landowners to a certified forester for the rest.

Commercial Forest Plantation Act property tax exemption

Delaware Forest Service, Delaware Department of Agriculture · DE

30-year exemption from county property tax for 10 or more contiguous forested acres managed under an approved forest management plan

Under Delaware's Commercial Forest Plantation Act (Title 3, Chapter 26), owners of qualifying forest land can have it exempted from county property taxes for 30 years. The land needs a forest management plan approved by the Delaware Forest Service, and the application form must be completed by a Delaware Forest Service forester. The exemption must be renewed on expiration or on a change in ownership, though some local jurisdictions continue it automatically. When land is sold, the seller must notify the buyer before the sale and file the transfer form with the forester; the buyer accepts or declines with the acceptance form. If the seller does not notify the buyer, the county can put the property back on the assessment list and demand back taxes from the seller.

Cost-shareState

Delaware Forest Resiliency Fund

Delaware Forest Service, Delaware Department of Agriculture · DE

90 to 100 percent cost share for tree planting (no cap), invasive species removal and prescribed fire (up to $10,000 each) on projects of 3 or more acres

A $1.5 million cost-share fund from the USDA Forest Service Landowner Assistance Program, administered by the Delaware Forest Service. It pays for reforestation of former pine monocultures or high-graded hardwood stands (oak, shortleaf pine, Atlantic white cedar, bald cypress, pitch pine), afforestation with any native species except loblolly pine, removal of plants on the Delaware Invasive Species Council list, and prescribed fire including fire breaks and burn plans. Site preparation, post-planting maintenance and tree shelters are eligible. Most payments are at 90 percent; landowners who have owned Delaware forestland for 10 years or less, own in priority areas, are limited-resource producers, or are veterans honorably discharged in the prior 10 years get 100 percent. Fire and invasive work is reimbursed after verification; tree planting is paid directly to suppliers and contractors.

Free on-site visit and customized Forest Stewardship Plan from a Delaware Forest Service forester for private woodland owners

A Delaware Forest Service forester walks your land with you, discusses your management objectives and writes a customized Forest Stewardship Plan covering goals such as wildlife habitat, riparian areas, timber or recreation, which you review and approve. There is no cost to the landowner for preparing the plan, and participation is voluntary, though landowners are asked to make a good-faith commitment to carry out the recommended practices, either themselves or with hired professionals. Several cost-share programs are available to help implement the plan, and a stewardship plan is required for Forest Legacy easements and for Forest Resiliency Fund projects on 10 or more forested acres.
